![]() Honesty and Integrity: Accurate Appraisal Associates CMASAppraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have increased more than ever before. That's why it goes without question in this day and age that real estate appraisal can definitely be dubbed a profession as opposed to a trade. In our field, as with any profession, we are bound by ethical considerations.
We have many obligations as appraisers, but our chief duty is to our clients.
Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence.
Certain details pertaining to an assignment are to be shared exclusively with the appraiser's client. So, as
a homeowner, if you want a copy of an appraisal report, you generally should obtain it via your lender.
Appraisers will sometimes be obligated to consider the interests of third parties, including homeowners, buyers and sellers, or others. Those third parties normally are defined in the appraisal assignment itself. An appraiser's fiduciary responsibility is only to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the assignment.
Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must backup their work files for a minimum of five years - something else Accurate Appraisal Associates CMAS takes very seriously. We demand the highest ethical standards possible from ourselves. Accepting assignments based on contingency fees is not something we can consider. In other words, we don't agree to do an appraisal report and collect the fee only if the loan closes. It should be obvious that fabricating a property's value to achieve essentially a higher fee is unethical! We just don't do it. Finally, the Uniform Standards of Professional Appraisal Practice also describes a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be assured we are working hard to get you an accurate home or property value. When you engage Accurate Appraisal Associates CMAS, we'll make sure you're getting the professional service you deserve along with the honesty and integrity we're known for. |
